We have constructed a product for property investors that we call: S3

Safe Client

To protect the property investor from potential breaches in health and safety law relating to both general health and safety as well as Construction (Design and Management) Regulations 2015 on any refurbishment or new build project in the UK, we have devised a service to support you in demonstrating compliance.

We act as your representative when appointing professionals on your project. We will create an audit trail of compliance from the initial stages of the project all the way through the construction phase and to handover.

Our documentation will be a ‘legal shield’ to demonstrate you have taken your duties as a Client under CDM 2015 seriously and can verify that safety was a high priority in your project.

Safe Project

We can visit your project on either a weekly, monthly or quarterly basis to provide you with a comprehensive report on the health and safety conditions on site. This will include a review of construction management, contractors and onsite welfare.

Our reports are legal documents that can provide much needed evidence in the event of a visit from the Health and Safety Executive (HSE) on site.

Safe Investment

If you are an investor would you like to know that the project you have invested will be completed without any delays due to health and safety enforcement actions? We have you covered.

Our reports on project safety from initial concept through to handover, including on-site visits from highly skilled construction safety professionals, will allow you to invest safely, ethically and achieve your financial goals.

S3 Contents

Safe Client includes:

  • Issue of F10 Notification (as required)

  • Vetting of Principal Contractors, Contractors, Designers, suppliers

  • Commercial credit score and credit risk report for all limited companies operating on your project

  • Interviews and reference checks with potential contractors

  • General site advice

Safe Project includes:

  • Site visits as agreed

  • Scaffold inspection (as required)

  • Toolbox Talks with contractors on site

  • Health and Safety visit report with actions and recommendations to industry standards

  • Review of Construction Phase Plan and recommendations

  • Site welfare review and report with actions and recommendations

  • Advice and support via telephone for duration of the project

Safe Investment includes:

  • Investor safety representative on site for all tranche meetings

  • Support to pre-screen clients as to their competence of projects (Skills, Knowledge, Experience)

  • Advice and support via telephone for duration of project or retained service

Lead Consultant

S3 was developed and and owned by Carl Mannion. Carl is a chartered safety and health professional (CMIOSH), chartered construction manager (MCIOB) and full member of the Chartered Institute of Environmental Health (MCIEH) with over 10 years of experience in construction safety on major infrastructure, residential and commercial apart hotel developments throughout the UK, Middle East and North Africa.

Carl has been practising health and safety in construction at senior level since 2016 for many named brands and for organisations with assets in excess of £3Bn.

Carl is also a property investor and educator in construction safety in design. A qualified CITB instructor, CSCS Black Card holder and construction enthusiast! Your project is in safe hands with S3.
